As part of the insolvency proceedings of various Signa project companies, we commissioned BBE and IPH to provide an expert assessment of the sustainable rent for various department stores of the tenants GKK and KaDeWe. This assessment served as an indispensable basis for the negotiations. The unique combination of industry and location experts from BBE and property experts from IPH enabled a well-founded assessment to be made, taking into account the different sources of revenue from the department stores' business model. Such a comprehensive analysis and precise assessment is only possible because BBE and IPH have an immense understanding of the market and at the same time operate very deeply in the retail sectors. The result was extremely valuable for us in order to conduct well-founded negotiations with the tenant and contributed significantly to the positive progress of the process.

After a strenuous conversion phase, the owner of the mixed-use property Gerber in Stuttgart, Württembergische Leben AG and IPH are delighted to have jointly completed the project.

In our ‘Perlach Plaza’ project, a mixed-use neighbourhood centre with approx. 13,000 square metres of retail space, IPH provided us with very competent, experienced and loyal support from the initial ideas to project completion. “Demos Wohnbau GmbH has been a residential developer in and around Munich for over 50 years. The initial contact with IPH as retail property experts involved the proposed sale of a supermarket unit in a large newly-developed residential zone. As a residential developer, we were unsure of the achievable sale price for the store area. IPH quickly came up with a rental price estimate which was confirmed by the pricing of the initial rental offers. The potential sale price was also estimated by IPH on the basis of gross rent multipliers recently achieved on the market. This was significantly in excess of the original price calculated by DEMOS and proved achievable in the market. The pleasant collaboration and uncomplicated use of IPH’s extensive network and profound market knowledge generated a significantly higher sale price than would have been possible without the relevant advice in such a short time frame.
